Marketing Your Home to Sell In Lebanon And Laclede County Missouri
 
The most important aspect of selling your home is pricing it correctly. Secondary, is marketing. Without a good marketing plan, you can expect to continue paying monthly mortgage payments for an extended period of time. It doesn't matter how well the price is positioned in the marketplace, or how beautiful your yard is, or even what amenities your home has to offer if it is not available for all to see.
 
There is alot more to marketing a property than simply placing a sign in the yard and hoping it sells itself! We need to get it out there. Advertise your home in such a way that the whole world can see it at the click of a button. According to NAR statistics, more than 80% of home buyer's shop online and already have an idea of which houses they want to see before ever contacting a REALTOR(R). That makes online marketing a vital tool to sell any home.
 
When you list your home with me, you'll find it on over 50 different websites. Yes, that's right! Over 50! Talk about exposure! You'll see your property on top real estate sites such as zillow, point2homes, realtor.com, trulia, yahoo and google real estate, local sites, and many, many more.
 
What other tools do I have in my handy little marketing kit? There's really too many to mention. As well as internet marketing, here are a few of the key components.
 
Pictures and measurements. I know, you're thinking that taking pictures and measuring rooms is a standard practice. Believe it or not, I can show you several listings in our MLS where the agent hasn't taken the time to measure the rooms or photograph the home. These are both very important to the buyers. They want to have an idea of how much room they will have before they consider buying the home and don't want to spend their time and gas money looking at dozens of homes. Most buyers, when given listings with and without this information, will choose to tour the homes with pictures and measurements first. Alot will choose not to look at the homes without this information at all.
 
Open Houses for the Public. If you agree, we're going to open up your property for the public to tour on a particular day. While open houses for the public aren't always effective in selling your home, the additional advertising exposure sure does help.
 
Open House for area Real Estate Agents. We'll need to get local agent's into your home to see what it has to offer for their clients.
 
Company Open House. Just about every week, the agent's at A Helper Premier GMAC Real Estate get together and tour a group of our company listings. This helps us to describe the positive aspects of your home to potential buyers that may call or stop by the office asking questions about your home. We use this method to keep current on our own listings in order to get them SOLD.
 
Emails to Potential Buyers. I'll be sending out a brochure ad for your home to several potential buyer's that are looking for a property similar to yours. This ensures that they will see that your home is available for them to purchase.
 
Brochure Emails to Local REALTOR's(R). We want to make sure your home gets maximum exposure so I'll be sending out emails and brochures to other agents in the area as well.
